Rental applications
Each person is required to complete a tenancy application form when registering their interest in a rental property proudly managed by Ray White Albany Creek.
Along with your application form, and in order for your application to be processed, you must provide 100 points (minimum) of identification, one of which must be a form of Photo ID. Please bring in the original documents for sighting by our property management division.

You will also be required to provide a list of 3 personal referees and their daytime contact numbers and e-mail addresses. Talk to your referees first for their approval to ensure they will be available, when the property manager contacts them for a reference.
Delays in processing applications can occur if referees are away on holidays etc and not contactable.
Condition Report
This important document is required to be filled in by both the tenant and agent, agreeing to the condition of the property at the time of tenancy commencement. Please return this document to your property manager within 3 days of tenancy commencement. This document will also need to be completed when you vacate the property.
Rent Arrears
All rental monies are monitored every day to ensure that rent is paid promptly and on time.
Late payments are checked daily and followed up with direct phone contact, letters and after seven days, a “Notice to Remedy Breach” is issued as the relevant Act allows. More often than not, this action encourages tenants to pay their rent when it is due, and the Breach is rectified.
Should a breach not be rectified in the specified time, procedures as set down by the Residential Tenancy Act are followed.
Maintenance
It is a policy of our office that all repairs must be in writing and must be advised as soon as possible. If the problem is an EMERGENCY, please phone the office first, then confirm in writing.
In order for a repair to be attended to, please complete the repairs & maintenance form and fax, email, post or deliver to our office. Either a representative from our office or our tradesperson will be in contact with you.
Vacating the Property
If you intend to vacate the property on the date listed on your Tenancy Agreement or after the expiry date, please complete the “Vacate notice” and ensure your property manager receives it at least two weeks before the date you intend to leave.

Routine Inspections
Ray White Albany Creek perform routine inspections on all our properties every 3 - 4 months and will advise you in writing prior to inspection day.
